How much does the EPC energy audit cost?
€50 VAT incl. as a supplement to your EPC Certificate. The energy audit is a separate deliverable from the official certificate. Simply tick

What does the EPC energy audit (PDF) contain?
Your current and simulated class after works, the priority works in order of impact (insulation, heating, windows, solar panels), estimated price ranges, gains in CO₂ and kWh, annual financial savings, potentially avoided CoBrACE fines, and a calendar to 2040 respecting Brussels legal deadlines.
Does AL Energy recommend contractors?
No. In accordance with the Order of 17 February 2011 on the EPC Certificate (art. 6 — independence of the assessor), our report contains
no commercial proposal and does not refer you to specific contractors. You freely choose your service provider; you can consult the official
Renolution directory.
Why is the audit charged at €50?
The energy audit is a separate deliverable from the official EPC Certificate: it requires additional analytical work, up-to-date price estimates, a 15-year renovation trajectory and compliance with legal deadlines. Charging this service €50 guarantees our complete independence from contractors and the quality of the output.
What does a full energy renovation cost in Brussels?
It depends on your situation. The most impactful items are insulation (roof € 15-25/m², facade € 40-80/m², basement € 20-40/m²) and heating (condensing boiler € 4,000-7,000, heat pump € 10,000-18,000). Typically, moving from F to C requires a total budget of € 20,000 to € 50,000 spread over several years.
Which works are a priority to improve an EPC in Brussels?
Generally: 1) Roof insulation (best cost/performance ratio, gain of 1 to 2 classes), 2) Wall insulation (rear facade first), 3) Efficient heating (condensing or heat pump), 4) Windows and glazing if needed, 5) Ventilation, 6) Photovoltaic solar panels. The exact order depends on your property — that's what the audit determines.
What happens in 2033 and 2045 for poorly rated properties?
In Brussels, the Region imposes binding targets: in
2033, properties with an EPC above 275 kWh/m²/year will be sanctioned. In
2045, the limit drops to 150 kWh/m²/year. By 2050, the goal is carbon neutrality.

Can I request this audit if my EPC was issued elsewhere?
No. The energy audit is prepared based on data collected during the certification visit by our own certified assessors. It is added (+ €50) to an EPC Certificate order from AL Energy.
