1. Company Presentation

AL Energy SRL (hereinafter: AL Energy) is a company specialising in the Energy Performance of Buildings (EPC) certification in the Brussels-Capital Region. We are accredited by Brussels Environment (Leefmilieu Brussel) to issue official EPC Certificates in accordance with applicable regulations.

2. Scope and Subject Matter

These Terms & Conditions apply to all services offered by AL Energy, in particular:

  • EPC certification for studios, apartments, houses and buildings
  • Electrical inspections (domestic installations and common areas)
  • Boiler services (EPC reception of new boiler and periodic inspection)
  • Combined packages EPC + electrical inspection + boiler at a preferential rate

Any order for a service implies full acceptance of these Terms & Conditions.

3. Ordering Process

Ordering a service works as follows:

  • Quote request: via our online form, by phone or by email
  • Confirmation: we confirm feasibility and pricing within 24 hours
  • Appointment: scheduling of the technical on-site visit
  • Visit: carrying out the full energy analysis
  • Delivery: in the vast majority of cases, the official EPC PDF is emailed before the end of the visit (live encoding on tablet inside the official Brussels Environment software). If specific required documents or information are missing on the day of the visit, the finalisation may require a later complement.

4. Pricing and Payment Terms

Our prices are clearly stated on our website and include:

  • Studios/Kots: from € 125 incl. VAT
  • Apartments: from € 165 incl. VAT depending on floor area
  • Houses: from € 245 incl. VAT depending on floor area
  • Buildings (< 3 units): from € 305 incl. VAT
  • Buildings (> 3 units): custom quote

Payment terms:

  • Detailed invoice sent by e-mail or Peppol upon delivery of the EPC Certificate
  • Payment term: 8 calendar days from the invoice issue date
  • Accepted payment methods: bank transfer (details on the invoice), cash, debit/credit card
  • No deposit is required

Late payment:

  • After the payment term, any unpaid invoice will, automatically and without formal notice, produce conventional interest of 1 % per month.
  • Any invoice unpaid on the due date will further be increased, automatically and after formal notice, by a fixed and irreducible compensation of 15 % of the amount remaining unpaid, with a minimum of €50 per invoice.

Dispute of an invoice: any dispute relating to an invoice must reach us in writing, within 8 days of its sending.

4 bis. Commercial transparency — introduction to a partner contractor

In accordance with article 6 of the Order of the Brussels Capital Region Government of 17 February 2011, the official EPC Certificate is prepared in full independence and contains no commercial proposal. The energy audit possibly ordered (€50 VAT incl.) is likewise a neutral technical document.

Optional introduction service. On the client's explicit request, AL Energy may introduce them to a partner contractor of its network for the execution of the recommended works. This service is free for the client.

Referral commission. If the client selects a contractor from AL Energy's network, AL Energy receives from that contractor (and never from the client) a referral commission of a maximum amount of 10 % excl. VAT on the works actually carried out. This commission is borne exclusively by the contractor and is under no circumstances passed on to the client, directly or indirectly.

Client's freedom of choice. The client remains entirely free to entrust the works to any other contractor of their choice, in particular via the official Renolution directory of Bruxelles Environnement, in which case no commission is received by AL Energy. This choice has no impact on the content, quality or delivery time of the EPC Certificate or of the energy audit.

By ticking the acceptance box of these terms and conditions at the time of their order, the client acknowledges having read the present commercial transparency clause.

5. Services and Timelines

Our commitments:

  • Visit: carried out by a qualified, certified EPC assessor
  • Delivery time: in the vast majority of cases, the official EPC PDF is emailed before the end of the visit thanks to live encoding on tablet inside the official Brussels Environment software. If specific required documents or information are missing or unavailable on the day of the visit (building plans, insulation invoices, technical data sheets for heating/windows, limited access to certain areas, etc.), the finalisation may require a later complement; the certificate is then delivered as soon as possible after receipt of the missing items.
  • Urgent interventions: possible within 24 hours in Brussels
  • Validity: EPC Certificates are valid for 10 years
  • Customer support: free after-sales service for 6 months following certification

Service area: the entire Brussels-Capital Region, including all 19 municipalities.

6. Client Obligations

To enable the smooth execution of our services, the client agrees to:

  • Access to the building: guarantee full access to all areas
  • Accurate information: provide correct and complete data
  • Documents: make available plans and invoices for work carried out, where available
  • Presence: be present or represented during the visit
  • Safety: report any hazards in the property
  • Pets: keep pets under control during the visit

7. Cancellation and Rescheduling

Cancellation by the client:

  • Free cancellation up to 24 hours before the appointment
  • Cancellation less than 24 hours before: a travel fee of € 50 will be charged
  • Client absence at the appointment: the full service fee will be charged

Rescheduling:

  • A first reschedule is free if requested at least 24 hours in advance
  • Subsequent reschedules: € 25 administrative fee

Cancellation by AL Energy: full refund or free reschedule

8. Liability and Warranties

AL Energy commits to:

  • Compliance: strictly adhering to Brussels EPC regulations
  • Quality: performing services in accordance with professional standards
  • Insurance: we are covered by professional liability insurance
  • Confidentiality: ensuring the confidentiality of client data
  • Free correction: in the event of an error on our part in the certificate

Limitations of liability:

  • Our liability is limited to the amount of the service provided
  • Indirect damages are excluded
  • Any liability claim becomes time-barred after 1 year

9. Force Majeure

AL Energy cannot be held liable in cases of force majeure, including:

  • Natural disasters or exceptional weather conditions
  • Strikes, social conflicts or civil unrest
  • Failures of Brussels Environment's IT systems
  • Unforeseeable changes in regulations
  • Other events beyond our control

10. Personal Data Protection

The processing of your personal data is governed by our Privacy Policy, in compliance with the GDPR. Your data is used exclusively for:

  • The execution of the ordered service
  • Compliance with legal obligations
  • The improvement of our services (with your consent)

11. Intellectual Property

All elements of our website (texts, images, logos, structure) are protected by copyright. Any reproduction without authorisation is prohibited. The EPC Certificates issued remain the property of the end client.

12. Governing Law and Disputes

Governing law: Belgian law applies to these Terms & Conditions.

Dispute resolution:

  • Amicable resolution: we always favour dialogue and an amicable settlement
  • Mediation: in the event of a persistent dispute, mediation is available
  • Competent court: the courts of Brussels have exclusive jurisdiction

13. Miscellaneous Provisions

Amendment of terms: AL Energy reserves the right to amend these Terms & Conditions. The new terms apply to orders placed after their publication.

Partial invalidity: if any clause of these Terms & Conditions is declared void, the remaining clauses shall continue to apply in full.
