Recommended works (in order of priority)
1
Roof, rear facade and basement insulation
Roof PIR 14 cm (λ 0.022), rear facade XPS 10 cm (R = 3.10), basement PIR 5 cm. Greatest gain in EPC classes.
€ 19,000 – € 23,000
2
Boiler pipe insulation
Insulation of heating pipes and valves in the basement. Quick and inexpensive gain.
€ 100 – € 300
3
Photovoltaic solar panels
Minimum power to install: 2,000 Wp (e.g. 4 panels of 500 Wp). Sometimes free via certain organisations.
Free (organisations) or € 3,000 – € 5,000
4
Window replacement if necessary
High-performance double glazing or triple glazing depending on orientation.

Total cost of works: ≈ € 25,200 (spreadable over several years)
Annual saving: € 1,500 – € 2,500/year
Price ranges are estimates based on Belgian market rates at the time of the audit.
Spreading plan 2025 – 2040
A 15-year renovation trajectory respecting the Brussels legal deadlines (275 kWh/m²/year by 2033, 150 kWh/m²/year by 2045).
