Energy Audit EPC in Brussels — €50 VAT incl.

Add a personalised energy audit (PDF) to your EPC Certificate for €50 VAT incl.: priority works, price ranges, 2025-2040 calendar and legal deadlines 2033/2045.

From F to C — it's possible, and we'll show you how

An EPC Certificate (also called PEB in French or EPB in Dutch in Brussels) in class E, F or G costs you dearly: declining sale value, rental price cap, fines from 2033. But improving your score is not a matter of luck — it's a matter of planning. Our certified assessors can deliver a personalised energy audit (PDF) for €50 VAT incl. as a supplement to your EPC Certificate.

What's included in your EPC energy audit (PDF)?

A complete report prepared by your certified assessor, based on the technical data collected during the EPC visit. A separate deliverable from the official certificate, charged €50 VAT incl. as a supplement.

1

Current diagnosis

Your starting EPC class, consumption in kWh/m²/year, CO₂ emissions and identified technical weak points (insulation, heating, windows, ventilation).

2

Priority works

The works to carry out in the right order to maximise impact: roof insulation, facade, basement, heating system, solar panels, ventilation.

3

Price ranges

Realistic estimates based on Belgian market rates at the time of the audit, for each work item. No quotes needed to get an idea.

4

Quantified energy gains

The EPC class you will achieve after the works, annual savings in kWh, reduction in CO₂ emissions in kg, and estimated financial gains.

5

Calendar 2025–2040

A multi-year plan respecting the Brussels legal deadlines: 275 kWh/m²/year by 2033, 150 kWh/m²/year by 2045.

6

Avoided fines

Estimate of the CoBrACE penalties your property would avoid by carrying out the works within the legal deadlines (2033 and 2045).

This PDF is delivered with your official EPC Certificate Personalised energy audit (EPC before/after comparison, priority works, 15-year calendar, avoided fines, available grants). Charged at €50 VAT incl. as an add-on.

How do you get your energy audit?

Three simple steps:

1. Tick the option in the form

On our contact page, tick "Energy audit (+ €50)" and indicate your goal (sale, rental, occupancy, 2033 compliance).

2. Visit to your property

The assessor collects the data needed for your EPC Certificate and your energy audit during a single visit (45 min to 1h30).

3. Receipt of the energy audit

The official EPC Certificate is emailed before the end of the visit. The optional personalised energy audit (PDF) requires complementary analysis and is sent by email within 48 to 72 hours.

Independence and commercial transparency

In accordance with the Order of the Brussels Capital Region Government of 17 February 2011 on the EPC Certificate (article 6), our certified assessors perform their work in full independence. The official EPC Certificate contains no commercial proposal and is prepared objectively according to the Bruxelles Environnement protocol.

The energy audit (€50 VAT incl.) is a deliverable distinct from the official certificate: it provides neutral technical recommendations based exclusively on your property's characteristics and on the energy priorities identified by the assessor.

Optional introduction to a partner contractor. On your request, AL Energy can put you in touch with a partner contractor for the execution of the recommended works. In this case only, AL Energy receives from that contractor (never from the client) a referral commission of up to 10 % excl. VAT on the works carried out. This commission is borne exclusively by the contractor and is never passed on to the client.
Your freedom of choice is complete. You may have the works carried out by any other contractor of your choice — for instance via the official Renolution directory of Bruxelles Environnement — in which case AL Energy receives no commission. This choice has no impact on the content, quality or delivery time of your EPC Certificate or of your energy audit.

Frequently asked questions — EPC energy audit

How much does the EPC energy audit cost?

€50 VAT incl. as a supplement to your EPC Certificate. The energy audit is a separate deliverable from the official certificate. Simply tick "Energy audit (+ €50)" in the contact form. The PDF is delivered with your certificate.

What does the EPC energy audit (PDF) contain?

Your current and simulated class after works, the priority works in order of impact (insulation, heating, windows, solar panels), estimated price ranges, gains in CO₂ and kWh, annual financial savings, potentially avoided CoBrACE fines, and a calendar to 2040 respecting Brussels legal deadlines.

Does AL Energy recommend contractors?

Only on your request. The energy audit is a neutral technical document that does not refer you to any contractor. If you wish, AL Energy can put you in touch with a partner contractor from its network for the execution of the works. In that case, AL Energy receives from that contractor a referral commission of up to 10 % excl. VAT — never billed to you. You remain entirely free to choose any other provider, in particular via the official Renolution directory; in that case, no commission is received.

Why is the audit charged at €50?

The energy audit is a separate deliverable from the official EPC Certificate: it requires additional analytical work, up-to-date price estimates, a 15-year renovation trajectory and compliance with Brussels legal deadlines. The €50 VAT incl. covers this technical advisory work, carried out objectively by your certified assessor based solely on the data of your property.

What does a full energy renovation cost in Brussels?

It depends on your situation. The most impactful items are insulation (roof € 15-25/m², facade € 40-80/m², basement € 20-40/m²) and heating (condensing boiler € 4,000-7,000, heat pump € 10,000-18,000). Typically, moving from F to C requires a total budget of € 20,000 to € 50,000 spread over several years.

Which works are a priority to improve an EPC in Brussels?

Generally: 1) Roof insulation (best cost/performance ratio, gain of 1 to 2 classes), 2) Wall insulation (rear facade first), 3) Efficient heating (condensing or heat pump), 4) Windows and glazing if needed, 5) Ventilation, 6) Photovoltaic solar panels. The exact order depends on your property — that's what the audit determines.

What happens in 2033 and 2045 for poorly rated properties?

In Brussels, the Region imposes binding targets: in 2033, properties with an EPC above 275 kWh/m²/year will be sanctioned. In 2045, the limit drops to 150 kWh/m²/year. By 2050, the goal is carbon neutrality. See details of the sanctions →

Can I request this audit if my EPC was issued elsewhere?

No. The energy audit is prepared based on data collected during the certification visit by our own certified assessors. It is added (+ €50) to an EPC Certificate order from AL Energy.
