EPC Obligations for Co-ownership in Brussels
In the Brussels-Capital Region, each dwelling within a co-ownership must have its own EPC certificate, both for sale and for rental. The building manager (syndic) or the Owners' Association can order certification for the entire building, simplifying administration for all co-owners.
Legal obligation in Brussels: each residential unit must have a valid EPC for every sale or rental. Fines: €50 to €62,500.

For co-ownerships with 3 units or more, the rate per unit is calculated as: EPC price based on the floor area of each dwelling + €130. For a building with 2 units, a fixed rate of €305 applies.
